A number of strategies are incorporated to reduce the building’s environmental footprint to the equivalent of a NABERS 4.5 Star base building rating for the consulting tenancies:

  • Air conditioning loads are reduced by provision of louvred pergola screens and roof overhangs to shade windows.
  • A high efficiency variable refrigerant flow air conditioning system coupled to a fully integrated building management system.
  • The narrow building width maximises north and south facade aspects for exceptional natural light penetration into the occupied tenancy spaces.
  • Thermally resistant fa├žade and roof construction in conjunction with automatic self-closing doors to minimise infiltration.
  • Energy efficient T5 fluorescent lighting and motion sensing controls and timers.
  • Rainwater runoff from the roof is harvested in a 105,000 litre water tank in the basement and utilised for toilet flushing and landscape irrigation.
  • A flow and return system centralised solar hot water heating system with a bank of solar hot water panels on the roof and LPG boost heating.


Extensive landscaping treatment of the surrounds will complement the built form and includes the following strategies:

  • Provides for protection of the existing riparian vegetation, weed control and complementary plantings of native species.
  • Includes underground infiltration beds to treat all roof water from the building and bio-retention filters in the car parking median strips to treat all runoff from concrete car park and access road areas.
